A clear view of the evidence.
Your report brings together available property evidence for the location you enter. Each source has its own coverage and publication schedule. The report records the dates, scope and limitations alongside the figures.
Short let income
Short let revenue is a gross income scenario based on published market aggregates. Observed nightly rates require at least ten listings in a qualifying cell. Occupancy is an assumption, and advertised prices do not prove bookings or realised revenue. Operating costs, management fees, finance and tax are excluded.
Long let rents
Current rental benchmarks use the ONS Price Index of Private Rents where available. These are local authority averages for a bedroom band. They do not establish the rent of an individual property. A range is shown only when the source supplies one.
Completed sales and area prices
Completed transactions come from HM Land Registry Price Paid Data for England and Wales. Transactions in the same postcode may differ in size, condition and tenure. The UK House Price Index provides separate area context. An area average is not presented as a valuation of your home.
Coverage and confidence
Older, incomplete or unsupported evidence is identified in the report. An unavailable source does not mean the property has no value or demand. An agent can assess the individual features, condition and current competition that these market sources cannot establish.
Your saved report
Reports retain the evidence available when they were created. A later report can change as new evidence is published. Details supplied by a visitor are kept with that business's enquiry and do not feed the market evidence publisher.
